Proposal to Establish a Dinner Restaurant with a Full Cocktail Bar Adjacent to the Theater at Kings Point Golf and Country Club

Executive Summary

This proposal outlines the opportunity to establish a dinner restaurant with a full cocktail bar adjacent to the theater at Kings Point Golf and Country Club in Delray Beach, Florida. With the theater’s seating capacity of over 1,300 and a clubhouse that is currently underutilized, this venture promises to elevate the experience for theatergoers, enrich the community’s dining landscape, and create a vibrant social hub. The project is projected to not only enhance community engagement but would also increase property values by more than 10%, while generating additional revenue.

The Opportunity

1. Enhancing Theater Experience: The addition of a full-service restaurant will provide a seamless and convenient dining option for theater patrons, allowing them to enjoy pre-show meals and post-show desserts or cocktails, thereby enriching their overall experience.

2. Utilization of Space: The large and attractive clubhouse at Kings Point is currently underused. Establishing a restaurant would breathe new life into this space, making it a focal point for social interactions and community gatherings.

3. Attracting Visitors: The new restaurant will not only serve Kings Point residents but will also attract visitors from outside the community, creating a desirable destination for dining before or after a show and increasing foot traffic to the area.

4. Economic Impact: The presence of a restaurant could appreciably raise property values within Kings Point, with analyses suggesting a potential increase of over 10%. This uplift in home values would enhance equity for homeowners and appeal to prospective buyers.

Cuisine: A diverse menu featuring a blend of classic American fare with innovative options to cater to a variety of dietary preferences, including vegetarian and gluten-free selections.

Cocktail Bar: A vibrant cocktail bar offering a curated selection of craft cocktails, local wines, and artisanal beers, paired with a warm and inviting atmosphere.
